The Best Days of the Year to List Your Home for Sale

Planning to put your home on the market this spring? The best days to sell are coming up fast.

If you want to boost the odds of selling your home for the highest price possible, put it on the market on a Thursday during late April.

That’s the best time of year to list a home, according to a study released recently by real estate website Zillow.

Zillow says:

“Homes listed during [the second half of April] can expect to fetch 2.8% more, or about $9,300 on the typical U.S. home. And homes listed on any Thursday, when shoppers are planning for weekend showings, can sell for about $1,100 more.”

The worst time to list a home, according to Zillow, is during the first two weeks of November. Doing so could result in a 3.5% reduction in the selling price.

Selling prices can vary widely depending on when you list, Zillow adds. It says:

“The potential price difference between the best and worst times to list is 68% higher than it was before the pandemic.”

How to sell your home faster

Selling your home isn’t simply a matter of putting a “for sale” sign on your front lawn during a couple of magic days, however. You need to take steps to separate your humble abode from the pack.

There are also many commonly overlooked ways to make your home more attractive to buyers. For example, a 2018 Zillow analysis found that painting your front door black or charcoal gray can boost the sale price by $6,271.
